A walk-through of a representative Bayside pre-1990 property will commonly identify:
- Eaves and soffits — flat or perforated asbestos cement sheeting tucked under the roof overhang. Almost universal on 1950s–1980s Bayside homes and very common on inter-war homes that had eave replacements in the post-war decades.

- The Class B asbestos removal happens before any structural demolition, retention or otherwise. Bonded asbestos is removed, double-wrapped, manifested through Waste Tracker and dispatched to an EPA-licensed asbestos-receiving landfill before mechanical demolition starts.
- An independent licensed assessor issues an asbestos clearance certificate — separate from the contractor doing the removal. The assessor and the removalist must be different licensed parties.

- Deeper engineered fill is often needed to stabilise the building footprint for slab construction. A site that looks ready to build on after demolition may still need substantial cut-and-fill engineering before the slab can be poured.
- Bearing capacity varies block to block. Two adjacent Sandringham properties can present different geotechnical conditions depending on the depth and uniformity of the dune sand and the presence of any historic fill.

Acid Sulfate Soils
