Hard demolition (also called structural or mechanical demolition) is the bringing-down of the structure itself — walls, slabs, roof structure, footings — typically with a 5–30 tonne excavator and demolition attachments. On a full knock-down rebuild, soft strip happens first and hard demolition follows. On a commercial fitout change-out or a partial renovation, soft strip is often the entire scope and hard demolition is not required at all.
What Is Soft Strip Demolition?
Soft strip is the careful, mostly-manual removal of everything inside a building that isn’t structural — and it’s the first stage of almost every demolition project in Melbourne.
The name is descriptive. The work is “soft” in the sense that it uses hand tools rather than heavy plant. There’s no excavator. No structural impact. The building’s load-bearing skeleton stays intact throughout — it’s the contents and linings being stripped out, not the bones.
What Gets Removed in a Soft Strip
A full soft strip on a Melbourne residential or commercial property typically includes:
- Internal fixtures and fittings — kitchens, bathrooms, vanities, built-in joinery
- Doors, windows, frames and architraves
- Floor coverings — carpet, vinyl, timber overlays, floating floors, tiles

What stays during a soft strip: load-bearing walls, structural columns, primary beams, the floor slab, the roof structure (often), and the building’s external skin (often). Whether the roof and external walls also come off depends on whether hard demolition follows. If it does, they go in the next stage. If the project is strip-out only, they stay.
How Soft Strip Is Actually Done in Melbourne
Soft strip in Melbourne is hand-tool work — sledgehammers, prybars, reciprocating saws, screwdrivers, dollies and barrows — with material segregated into separate streams as it comes out. On commercial projects we’ll set up dedicated zones for metals, timber, plasterboard, e-waste and general waste, and rotate skip bins or tipper trucks through the loading bay every few hours.
Crews wear standard construction PPE — boots, hi-vis, hard hats, eye and hearing protection — and upgrade to P2 respirators and Type 5/6 coveralls the moment any non-friable asbestos work begins. Asbestos removal is sequenced into the soft strip, not bolted on as an afterthought.
For a typical Melbourne project, soft strip durations look like this:
- Single-storey 1960s–1990s suburban home (no salvage): half a day to one day

Why Soft Strip Always Comes First
There are four reasons soft strip is sequenced ahead of any structural work on a compliant Melbourne demolition:
- Asbestos has to come out first. Non-friable (bonded) asbestos in eaves, internal cladding, vinyl floor tiles or fibro panels is removed under controlled conditions before the excavator arrives. If the building gets pushed over with bonded asbestos still in place, the material is mechanically damaged and becomes friable — which immediately escalates the job to Class A licensed removalist territory, triggers EPA asbestos-contaminated soil obligations, and roughly 2–4× the per-square-metre cost.
- The waste hierarchy demands it. EPA Victoria expects the waste hierarchy to be applied — reuse, recycle, recover, then dispose. You can’t separate what’s already been smashed into mixed rubble. Soft strip is when copper cabling becomes scrap, kitchens become salvage, plasterboard becomes recycled gypsum, and timber becomes feedstock — instead of all of it going to landfill at $167.90 per tonne.
- It controls the dust, noise and neighbour impact. Soft strip happens at roughly 70–80 dB at the boundary. Mechanical demolition runs 85–95 dB. Pulling the easy material out first means the noisy, dusty, vibration-heavy phase is shorter.
- It’s the law on heritage projects. Where facade retention applies (Heritage Overlays in Fitzroy, Carlton, Richmond, South Yarra, Toorak, Hawthorn, Camberwell, Brighton, Williamstown and similar), soft strip is the only method permitted behind the retained facade for parts of the project. Mechanical attack vectors that would transfer load into the protected facade aren’t allowed until the engineered propping is signed off.
What Is Hard Demolition?
Hard demolition — also called structural demolition or mechanical demolition — is what most people picture when they hear the word “demolition.” It’s the controlled bringing-down of the building’s structural elements with heavy plant.
What Gets Removed in a Hard Demolition
- External walls — brick, brick veneer, weatherboard, masonry, fibre cement
- Internal load-bearing walls and structural columns
- Roof structure — trusses, rafters, ridges, beams (after tile/sheet removal)
- Upper floors and floor structure on multi-storey
- Concrete slabs and pad footings
- Strip footings running around the original perimeter
- Pier holes and stumps (common in 1920s–1950s weatherboards in Northcote, Coburg, Yarraville, Brunswick)
- Driveways, paths, retaining walls and outbuildings where in scope
How Hard Demolition Is Done in Melbourne
The workhorse of Melbourne residential hard demolition is a 5–13 tonne excavator with a selection of demolition attachments swapped in based on the structure:

Dust suppression runs continuously throughout — water cannons, hoses or misting systems wetting the work zone and any silica-bearing material being broken. Sediment controls (silt fences, kerb-inlet protection) keep run-off out of stormwater.

Why Hard Demolition Is Mechanical (Not Manual)
It’s a fair question — if soft strip is hand-tool work, why isn’t hard demolition? The answer is risk and time.
Bringing down a building by hand is dramatically more dangerous than bringing it down with a properly operated excavator. Workers don’t go inside an unstable structure to attack load-bearing walls with a sledgehammer — that’s how partial collapses kill people. The excavator operator works from outside the collapse envelope, the structure comes down in a controlled sequence, and the spotter on the ground keeps the exclusion zone clear.
Hand demolition of structural elements does still happen in Melbourne — usually behind a retained heritage facade where mechanical attack isn’t permitted, or in spaces too tight for plant. - Hours 2–6: Soft strip — windows, doors, fixtures, fittings, kitchens, bathrooms, internal cladding removed by hand

- Day 1 afternoon onward: Hard demolition — mechanical demolition of structure, top-down

When You Need Soft Strip ONLY (No Hard Demolition)
There’s a whole category of Melbourne demolition work where soft strip is the entire scope and no structural demolition follows. The building keeps standing — it just gets cleared to bare bones.
Commercial Tenancy Make-Good and End-of-Lease Strip-Outs
Every commercial lease in Melbourne — from a single CBD office floor to a strip-mall retail tenancy in Box Hill, Doncaster, Frankston or Werribee — includes a make-good clause. When the tenant leaves, the tenancy has to be returned to a specified condition (often base-build or “warm shell”). That’s soft strip work: fitout joinery out, partitions out, ceiling tiles out, branding off the walls, services capped back to the riser, and the floor returned to slab or carpet-ready.
Hard demolition isn’t part of this. The structure belongs to the landlord and stays where it is.
Office and Retail Fitout Change-Outs
A new tenant takes over a space and wants a different layout. The existing fitout is stripped out — partitions, joinery, finishes, ceiling, light fittings, cabling — without touching the building’s structural shell. This is pure soft strip work, frequently done out of hours on the CBD, Southbank, South Yarra, Richmond, Hawthorn, Brighton, Chadstone and Highpoint commercial corridors where noise restrictions and trading hours dictate when crews can work.
Hospitality Refits and Restaurant Strip-Outs
Commercial kitchens, bar fitouts, restaurant joinery, dining-room linings, signage — all out. Structural elements, services risers and grease traps stay (or are isolated and capped). Soft strip dominates.
Partial Internal Renovations
You’re keeping the house but reconfiguring the interior — old kitchen out, two internal walls down, new bathroom in. The “walls down” portion is technically structural, but for a non-load-bearing internal partition it’s still a soft-strip-style hand demolition. Load-bearing internal walls escalate to engineered demolition with temporary propping — closer to hard demolition methodology, even at small scale.
Heritage Strip-Outs With Facade Retention
In Heritage Overlay areas where the facade must be retained — common across Stonnington, Yarra, Boroondara, Bayside, Port Phillip, Melbourne and Hobsons Bay — soft strip is the dominant method behind the facade. The building is gutted by hand from the inside out, engineered propping is installed and signed off, and only then can any mechanical demolition occur behind the protected element. Some heritage strip-outs are almost entirely soft-strip from start to finish.
Pre-Salvage and Deconstruction Projects
Some clients want maximum material recovery — hardwood floorboards, leadlight windows, fireplaces, claw-foot baths, original cornices and architraves. Pre-salvage runs as a deliberate slow soft strip before any structural work begins, sometimes adding 1–2 weeks to the schedule but recovering significant value. Full Knock-Down Rebuild on a Suburban Block
The standard Melbourne knock-down rebuild — single home demolished, vacant site handed to the builder. The full sequence: soft strip, roof, mechanical demolition, slab and footings out, site graded. Hard demolition is the bulk of the work and the bulk of the noise. Major Renovations With Substantial Structural Change
A renovation that retains only the front half of the house, or replaces the rear half with a two-storey extension, is a hybrid project. Soft strip the whole house. Hard demolish the rear (or wherever the new build replaces existing). Retain and tie new structure into what’s left. Common in inner-east suburbs like Hawthorn, Kew, Camberwell, Malvern and Toorak where Section 29A consent is almost certainly required for the front-facade-affecting works.
Two-Storey and Multi-Storey Demolitions
Above single-storey, hard demolition becomes the dominant time and cost driver. Top-down sequencing with edge protection, working platforms, fall protection and (on taller buildings) high-reach excavators. Soft strip is still required first floor-by-floor, but the structural bring-down is the headline work.
Multi-Unit, Townhouse and Strata Demolitions
Where shared walls exist, hard demolition has to be sequenced to maintain stability of any retained unit, with dilapidation surveys and (often) engineering reports for adjoining titles. Common scenario in established middle-ring suburbs being subdivided — Bentleigh, Cheltenham, Glen Iris, Mitcham, Box Hill, Reservoir, Preston, Coburg, Brunswick.
Fire-Damaged Property Demolitions
Fire damage almost always means hard demolition is required — the structure is compromised and unsafe to retain. The complication is that fire commonly turns previously-bonded asbestos into friable material, which requires a Class A licensed removalist rather than Class B for the asbestos phase, and the surrounding soil may need to be managed as asbestos-contaminated soil. Soft strip of fire-affected buildings is hazardous and slow, and is sometimes replaced by careful mechanical demolition under heavy controls.
Industrial and Warehouse Demolitions
Single or multi-tilt-panel warehouses, factories, cool stores, workshops, vehicle service centres — all hard demolition territory once any internal fitout, fixed plant and asbestos has been soft-stripped out. Common in Dandenong, Clayton, Hallam, Campbellfield, Tullamarine, Sunshine, Brooklyn, Laverton North and Truganina, where industrial-to-residential rezoning is driving demolition demand.
The Asbestos Factor: Why Soft Strip Is Non-Negotiable in Melbourne
If your Melbourne property was built or significantly renovated before 31 December 2003, you should assume asbestos is present until a hazardous materials survey says otherwise. Bonded asbestos that gets mechanically damaged on site becomes friable. The classification doesn’t care that it started life as cement sheet — it cares about its condition right now. Push the building over with the eaves still in place, and three things happen simultaneously:
- The site becomes a friable asbestos site — Class A removalist territory, not Class B
- EPA waste classification shifts to a stricter category with tighter packaging and tracking
- The top ~100 mm of soil under EPA guidance becomes asbestos-contaminated and must be managed as reportable priority waste
The cost differential between handling this correctly upfront and handling it as a contaminated-site clean-up is enormous — often 3–5× the original budget, plus weeks of delay and potential WorkSafe and EPA enforcement action.

Mornington Peninsula — Mornington, Mt Eliza, Rosebud, Sorrento, Portsea, Rye: Mixed stock from 1920s holiday cottages with weathered asbestos through to modern beach houses. Soft strip phase is more variable and the asbestos line item is the swing factor. Heritage Overlay coverage is heavier than people expect.
Yarra Ranges, Macedon Ranges and bushfire-affected regional Victoria: Fire-damaged properties commonly trigger friable asbestos risk, contaminated soil and a different removal classification. Soft strip in the conventional sense is often not possible — careful mechanical methods under Class A controls take over.

A handful of patterns turn up consistently in quotes that go wrong:
“House Only” Quotes That Skip the Footings
A quote that includes “demolition” but doesn’t separately itemise slab and strip-footing removal is missing real hard demolition work. Footings sit below the slab and often go to 600–900 mm on older Melbourne homes. The correct sequence is asbestos removed first, clearance issued, then hard demolition. Bundled pricing that buries this is a red flag.
Hard Demolition Without a Real Soft Strip Stage
Some cut-price operators try to “save time” by running soft strip and hard demolition concurrently, or by skipping soft strip entirely on lower-value houses. This is when bonded asbestos becomes friable, copper goes to landfill instead of scrap, and waste levy exposure ramps up because nothing was sorted on the way out. Cheap on paper, expensive in reality.
Treating Office Strip-Outs as “Mini Demolitions”
Commercial soft strip is its own discipline — different programmes (often out-of-hours), different lift and loading-bay logistics, different e-waste and refrigerant gas handling, different building-management compliance. Quoting it the same way as a residential strip-out misses real cost and real risk.
Underestimating Heritage Strip-Out Scope
A heritage-retained facade behind a soft-strip-then-rebuild project is one of the slowest, most expensive scenarios in Melbourne demolition. Is soft strip the same as a “strip-out” or “make-good”?
Largely yes — though the terms are used slightly differently. Strip-out is the general industry term for clearing a building’s non-structural contents. Make-good is the lease-driven version, returning a commercial tenancy to a contractually-specified condition at end of lease. Soft strip demolition is the formal demolition-trade term and is what appears on most quotes. They overlap heavily in practice.
Can I do a soft strip myself before bringing in the demolition contractor?
Some of it, with caveats. Owner-occupiers can lawfully remove some non-structural elements in their own home — kitchens, carpets, cabinets, internal doors — provided the building permit and any planning consent are in place and no asbestos is involved. Anyone disturbing more than 10 m² of non-friable asbestos in Victoria needs a Class B licence; friable asbestos always requires a Class A licensed removalist regardless of quantity. In practice, owner soft-strip is usually a false economy — it saves a small amount of labour but commonly damages bonded asbestos in eaves or vinyl tiles, which then escalates the asbestos line item.
